Partership proposals have been popular recently and provides assurity that “everyone has skin in the game.”  We are true believers in this concept.  Under approved circumstances, we will entertain the idea of conceding sales commissions toward an investors down payment for the loan or toward a cash purchase in return for an equity stake position in the real estate.  Commission concessions can be less than the total or more than the total offered or agreed to by the seller.

In addition to the monetary commitment, we will entertain discussions about performing project manager duties.  Keep in mind this is not Property Management.  We are firm believers in hiring experienced property managers to maintain the integrity of the investment.

A project manager will visit the property on a weekly basis and due to our construction experience, we can assist in minor hands on do-dads that need to be done which could save additional operational expenses, thus increasing overall value.
