Cape Coral FL Duplexes For Sale

Duplex1UPDATE:  May 11, 2011  As homeowners continue to lose homes to foreclosure and short sale, there is a significant increase in renters naturally.  For the first time in Lee County history, the homeowner to renter ratio is nearing 3:2.  Due to lending restrictions against homeowners in recent default, rental property will continue to increase in demand and investors will continue to buy multi-family property for income.

UPDATE: May 11, 2011:

As the duplex demand is significant, the number of units for sale have depleted surprisingly fast.  Only 6 months ago, there were 148 duplexes for sale in Cape Coral.  Today, there are only 36 available.  Investors are buying as well as homeowners looking to subsidize by renting out the other side.  While most are familiar with buying duplexes in Lehigh Acres for $80,000 or so, Cape Coral has higher values due to location.  The average price of a duplex in Cape Coral today is $181,478.

There are currently only 2 Cape Coral duplexes for sale priced under $100,000.  These are older properties built in the 70′s but have good structural bones in good locations. 

There are only 11 duplexes for sale in Cape Coral priced from $100,000 to $150,000. 

There are 9 duplexes priced from $150,000 and up.  The highest priced duplex is in SW Cape Coral and listed for $469,000.  I don’t even need to look at it.  All I do know is that it is overpriced!
